About this exam family
An appraisal opinion depends on the property interest, value definition, effective date, market evidence, and assumptions. If any of these changes, the answer may change even when the building does not. This guide develops the shared skills used in the U.S. Certified Residential and Certified General scopes, then applies them to residential and commercial situations where the evidence differs. You will work from market analysis and property description through land valuation, the three approaches to value, and reconciliation. The later concepts address USPAP, valuation bias, newer information sources, and statistics. Numerical examples use hypothetical data so you can see each calculation and its limits. Pay particular attention to whether income, comparable sales, and the final opinion describe the same property rights.
